Management forms an important function in a business model. Based on the same idea, is the concept of Property management. It involves managing a personal property or other physical capital assets such as equipment and tools. In real estate, such management could be used to undertake commercial, industrial and/or residential property. When one acquires a particular property, it involves various processes to manage things like acquisition, control, accountability, maintenance, utilization, and disposition. In simpler terms, it pertains to managing various functions including the accounts and finances of real estate properties, initiation and participation with tenants, contractors, insurance agencies and any other parties involved.

It also means undertaking liaisons between the two main parties- the landlord and the tenant. In some cases a management firm could also represent the two. Such a property management firm performs duties like accepting rent, managing maintenance issues and basically providing for a buffer which enables the landlords to distance themselves from the tenants, if they so desire.

Such a person working as a property manager may have an attorney working to look after litigations. Laws pertaining to common landlord -tenant issues like evictions, non-payment, harassment, reduction of pre-arranged services, and public nuisance are to be addressed by a property manager. His job therefore requires him�to be adept to the current laws in the country, state and municipal limit. Today, it is increasingly facilitated by computer aided facility management (CAFM). Owners who do not live near the rental property may be required, by local government, to hire the services of a property management company. If property managers are only engaging in association management, they need not be licensed real estate brokers.
